Location is a major determinant – if not the single most important determinant – of housing prices. ValuTech utilizes a market segmentation process in which actual competitive markets are defined by appraisers whom understand the true delineation of markets and are not arbitrary neighborhoods defined by zip codes, census tracts, or an algorithm. This level of granularity allows ValuTech to precisely analyze and report price trends and market statistics from the MSA level all the way down to the neighborhood for a comprehensive understanding of the true market conditions.
Median house price measures are easily calculated, frequently used by industry bodies and quoted in the media; however, such measures provide a poor estimates of short term changes in prices because they reflect changes in the composition of transactions, as well as, changes in supply and demand conditions.
ValuTech’s Aggregate Price Index is a median price index weighted to match the compositional make-up of the neighborhood so the actual change in values are reported and not changes in the mix of properties sold. This method for calculating aggregate housing prices explicitly controls compositional changes and is a quantifiable improvement over a non-stratified median. This methodology is significantly less volatile (noisy) than a basic median and performs better with limited data samples.
Price movements that result from compositional effects can be considered as representing noise that contributes volatility to price changes rather than being indicative of true trends in the housing market.
ValuTech’s Market Segment Index is a property specific index which leverages ValuTech’s data and market segmentation modeling to create a price trend index for a subject property’s specific market segment for a more accurate estimate of value. Different price tiers within neighborhoods do not typically move in sync with the greater market. Estimating a property value based on a broad or non-stratified index could result in a grossly over or understated value.
ValuTech’s property value index model replicates the composition of a market segment, typically at the neighborhood level, by including surrogate properties in equal proportion (weighting) to the total market then continuously valuing those same properties to create an index based on a consistent property mix. This methodology also eliminates inaccuracy created by compositional shifts and subtle variances created by inconsistencies in sale volumes and property types.
